Coming from the perspective of a residential and commercial HVAC contractor, we think there are a few factors involved that can help determine which HVAC system will resale better in the future.

First and foremost, we are of the firm belief that most home buyers would prefer having a home containing central air conditioning utilizing the same ductwork network as the furnace. It's simple, strait forward, and by far the most common way to heat and cool a residential home.

That being said, having some form of air conditioning is better than not having anything at all.  Having an air conditioner installation already completed in and of itself certainly increases the value of a home and helps attract buyers to your property.

But to answer the question, we believe it depends on the other preexisting HVAC equipment present in the home.  For example, would you see a better return on investment if you installed a mini-split (ductless) a/c system in a home that already had ductwork to operate the furnace?  We think not.  Most homeowners would be upset that the homeowners didn't just simply install central air in the home and sync it to the existing ventilation system.  This is especially true for two reasons.  First, mini split systems are much more expensive than traditional air conditioning units (thousands of dollars more expensive) based on both the air conditioner installation costs and the unit cost.  And secondly, ductless systems can be considered an 'eye sore' as they are mounted on the walls of the interior of the home.  One could reasonably assume that some buyers would devalue the home simply for the aesthetic element.

The only real way a ductless system would bring value to the home, is if the home itself did not have ductwork at all.  A perfect example would be homes that utilize boilers and radiators to heat the home.  In this situation, a mini-split system is your only real option anyway.  And of course, installing air conditioning in a home that would otherwise not have any, would certainly increase the value of the home.

Simply put... If ductwork already exists in the home, just go the traditional route (an a/c unit that utilizes a condensing unit housed on the exterior of the home and a coil that sits atop the furnace), as it would be the more affordable ac installation of the two options, and you won't have to worry about buyers being put off by the look and feel of a ductless system.  It would also result in a fast ac installation since the ductwork is already present, where a ductless system would be more labor intensive to install.
